A client was brought to us by a business broker to finance the purchase a high end restaurant building and business for $1,800,000. We arranged an SBA 504, $850,000  loan fixed for 20 years at 3.46%, a bank loan for 10 years at 4.90%, fixed for  with a 20 year amortization for the building with an effective blended rate of 4.13%. The client acquired the $1,000,000 business assets via a Self-Directed IRA facilitated through one our outside service partners. 


We had previously financed a shopping center for a client. He now looked to us to finance the purchase of a gas station he had been leasing. We placed the $475,000 loan with one of our traditional lenders with a 5 Year fixed rate at 5.50% with re-fix for extra five years with 20 year amortization.
